RESERVATIONS-All reservations require a 25% deposit. Balance is due one month before arrival. Checks are to be made payable to Muth’s
Roost, dba GATA as a Cashiers Check or Money Order.
CHECK-IN/CHECK-OUT TIMES-to be arranged on a case-by-case basis.
HOUSEHOLD ITEMS-Basic supplies listed on http://www.muthsroost.com are provided. Property will be cleaned on a weekly basis. The lawn
will be mowed on an as-needed basis.  If any subsequent charges are required, they will be deducted from the security deposit.
MAXIMUM OCCUPANCY-The number of guests occupying a property is limited to 7 on an ongoing basis & 10 on an occasional basis, with
the exception of an infant requiring a crib. The named guests as shown on attached Exhibit A shall be a complete listing of guests from
arrival date until departure. These limits are strictly enforced. Exceeding this occupancy is grounds for eviction without refund.
NO BOAT OR WATERCRAFT USAGE IS INCLUDED WITH RENTALS  No mobile homes, campers or trailers of any sort will be allowed on any
property.
NO SMOKING IS ALLOWED IN THE PROPERTY: Any extra cleaning charges including but not limited to carpet, furniture, draperies or
bedding needed because of smoking will be charged against the security deposit.
PETS-No pets are allowed without prior written approval.
TELEPHONE-The house contains no telephone, so if you wish to have the use of a telephone, you must bring your own cellular/mobile
telephone.
REPAIRS-You agree to notify  us immediately if a maintenance problem develops at your vacation  rental so we can have it remedied as
quickly as possible. Owners and Agent reserve the right to make repairs as necessary, and to enter the vacation rental with reasonable
notice, or without notice if you cannot be reached. Unfortunately we cannot guarantee the operation of all appliances. We will make every
effort to have repairs made as quickly as possible. No refunds will be made for appliance or heating/air conditioning failure.
DAMAGES-When you arrive, please check the vacation rental for cleanliness and damage. Notify us promptly of any problems or damage.
You agree to leave the vacation rental in arrival condition. No physical damage, vacation rental and yard neat and tidy, dishes washed and
put away*, spills wiped up, trash removed, pet waste buried*, etc. Late check-out, trash left, or vacation rental or grounds needing more-than-
reasonable cleaning are grounds for security deposit claims. If there is no problem, deposits will be returned by mail 1 week after the date of
departure. If we are going to make a claim on your security deposit, we will mail you a letter in writing describing the details within 30 days.
Guest will be responsible for any damages or theft. Please report any damage upon occurrence. Our inspectors walk through each unit after
check-out to ensure property is left in good order. Charges against the security deposit may include, but is not limited to damages over and
above normal wear and tear, theft, and excessive clean-up requirements. Your damage deposit is held and used only if damages occur.
INDEMNIFICATION-The owners are not responsible for loss, theft or damage to your belongings while at the rented vacation rental. The
guest agrees to indemnify and save individual homeowner free and harmless for any liabilities or any loss or damages whatsoever arising
from, related to, or in connection with rental of the premises. This includes, but is not limited to any claim or liability for personal injury or
damage or loss of property, which is made, incurred or sustained, by guest or guest of guest, or any occupant’s of the premise.
CANCELLATIONS-You are responsible for your choice. This vacation rental is individually owned and managed. We have described our
vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy
with your choice on arrival. The rent will not be refunded and cannot be transferred to another location.  The time factor is critical in vacation
rentals, and your reservation will hold this rental off the market for a period of time.  If your reservation is cancelled for any reason, you will
be charged a $400.00 non-refundable fee. We require notification of your cancellation in writing. If you cancel 60 days prior to arrival, you
will receive a full refund, less a $400.00 cancellation fee. If you cancel less than 60 days prior to arrival, you will forfeit your deposit (unless
your unit is re-rented) in which case you will receive a full refund less a $400.00 cancellation fee.
TERMINATION OF RENTAL-Owners set of specific rules regarding the maximum number of occupants, pets, smoking, etc. As the vacation
rental owner, we enforce these rules, and may evict renters or their guests when they are exceeded. If pets are not allowed at the vacation
rental, that includes pets belonging to your guests. Large gatherings, house parties, etc., are absolutely not allowed unless approved when
your booking is made. Sub-letting is not permitted. Any disturbance resulting in neighborhood complaints or police action, other illegal
activities, damage to the vacation rental, or violation of this agreement or of rules and regulations governing the vacation rental, will be
considered sufficient cause for immediate termination of your stay, and all monies paid will be forfeited. This agreement does not create a
tenancy for the vacation rental; you can be removed from the vacation rental without process of law if you do not depart at the appropriate
time. Muth’s Roost reserves the right to refuse or discontinue tenancy if in its opinion the guest is detrimental to the property. Any violation of
the above mentioned policies will result in immediate eviction with loss of entire rental and deposit amounts.

You will be notified via mail that we have received your rental application/agreement and deposit. Included with this letter you will receive an
invoice to reflect your remaining balance due.

Guest certifies that he/she has read and agrees to abide by the terms of this agreement and by signing on the line below is authorizing any
outstanding charges remaining after departure to be deducted from the security deposit for the reservation.
